When, in March 2022, we purchased our Six Hills property (the home of our Phase 2 programme – where we get to grips with a resident’s root causes of addiction – situated between Melton Mowbray and Loughborough), 29 rooms were in a derelict state.
In order to capitalise on space purchased, and provide appropriate facilities to our clients, we started the process of reorganising some of the smaller rooms into larger rooms, big enough for bedrooms or offices.
One wing contains a great platform to launch some great new facilities. This wing would include one IT suite for client training, one boardroom/classroom for meetings, and six bedrooms for private rent. These private rent rooms would be ideal for our graduates who no longer seek support in the conventional sense, but who do not have the savings to enter into their own tenancy elsewhere.
This short-term accommodation (for a period of 12 months) acts as a stepping stone, enabling graduates to secure their own accommodation.
By offering these rooms at a market discount, it allows graduates to slowly accumulate the savings for their future, in a stable environment that doesn’t require a deposit.
Currently the market offers bedrooms in the local area starting at £450pcm including utilities. We would offer our rooms at £400pcm (cheaper than the market rate of £440pcm) including utilities and the use of our onsite gym.
Our wish list
Building on our £120k project to complete major works to bring the project to its current progression, we are now seeking support as follows:
- Costs to finish the first wing: £71k
- Plumbing: £30k
- Second fix electrics: £20k
- Flooring: £8k
- Second fix fire: £7k
- Carpentry: £6k
Expected outcomes and outputs
- A warm, homely and safe living space for graduates of The Carpenter’s Arms programme.
- ROI: Once completed, these rooms are expected to reach 100% occupancy within eight weeks, providing a ROI (on the £71k costs to finish the first wing) at 30 months from project completion.
